ALTIUS — Real estate, construction & environment in Belgium
Legal 500 ranks ALTIUS in Tier 2 for Belgium in Real estate, construction & environment. This page sums up what that tier establishes, what it does not, and what you still need to check.
Legal 500 ranking
The tier shown here comes from the Legal 500 “Real estate and construction” table for Belgium. We reproduce it unmodified: we do not yet run practitioner interviews, so we produce no hierarchy of our own. Within a tier, Legal 500 does not rank firms against each other; the display order there is ours, by number of Belgian areas recognised.
Beyond this area, Legal 500 lists ALTIUS in 22 Belgian practice areas: Banking, finance and capital markets, Commercial, corporate and M&A, Competition: Belgian law, Competition: EU and global, Dispute resolution, EU regulatory: Financial services, EU regulatory: Food, EU regulatory: Information technology, EU regulatory: Pharma, medical devices and biotech, EU regulatory: Privacy and data protection, Employment, Industry focus: Food, Industry focus: Healthcare and life sciences, Industry focus: IT and telecoms, Industry focus: Media and entertainment, Industry focus: Retail, Insolvency and restructuring, Insurance, Intellectual property, Not-for-profit, Private equity, Real estate and construction. Within the seven-area scope of this directory, the firm appears in 7.

What to check before instructing a firm in Real estate, construction & environment
Start with the Region, not the firm
Check that the team genuinely practises in the Region where your project sits, and knows the administration concerned. Ask for examples of files handled before that administration and, where relevant, appeals brought before the competent court. A national firm handling a Walloon file from a mostly Flemish practice will cost you time.
Deal with the soil before signing
Soil contamination is the leading source of bad surprises in Belgian transactions. Certification, investigation and remediation obligations differ by Region and are often triggered by the transfer itself. Having the site status checked before the preliminary sale agreement is signed, rather than between agreement and deed, avoids difficult renegotiations or indemnities.
Anticipate third-party appeals
A permit granted is not a permit that is final. Appeal periods for neighbours or associations govern the real project calendar and its financing. Ask how the firm secures that phase: quality of the permit's reasoning, handling of the public inquiry, early consultation strategy. Preventing an appeal costs less than defending one.
Check experience of construction disputes
Construction disputes are played out before the court-appointed expert more than before the judge. Look for a team used to steering an appraisal, drafting technical submissions and allocating responsibility between employer, architect, contractor and design office, including through the lens of ten-year liability and insurance.
Frequently asked questions
Is ALTIUS a recognised Real estate, construction & environment firm in Belgium?
Yes. Legal 500 ranks ALTIUS in Tier 2 for Belgium in its “Real estate and construction” table, which feeds the Real estate, construction & environment area of this directory. That tier is Legal 500's, not ours: we reproduce it unmodified and we do not yet run our own interviews. It tells you the firm is recognised across a whole area; it does not tell you it is the right one for your matter, nor what it costs — we publish no rates and no verified client references.
Which other areas does ALTIUS appear in?
ALTIUS also appears in: Corporate & M&A, Intellectual property, Employment, ICT, digital & technology, Dispute resolution, Life sciences. A firm ranked in several areas can handle a matter that spans two, which is common — an acquisition that triggers an employment workstream, a dispute that touches intellectual property. Its tier may differ from one area to another.
